Getting a Lot Ready to Build

Residential site preparation covers everything between a raw lot and a foundation crew: marking out the house, stripping topsoil, cutting and filling to the pad elevation, digging footings or a basement, roughing in utility routes and setting up erosion control. Done right, it saves the builder time and keeps water away from the new home for decades.

Mountain lots versus valley lots

On Signal Mountain, Walden or Lookout Mountain, plateau soils like the Hartsells series formed from sandstone and reach bedrock at 20 to 40 inches, according to the USDA. A basement or a deep crawlspace there may involve rock work from the start. In the valleys, deep red clay over limestone is more common: easy to dig, harder to compact, and occasionally hiding a soft spot or an old sink. Our quote reflects which one you have.

Cut, fill and the pad

Most Hamilton County lots slope, so the pad is cut on the high side and filled on the low side. Fill goes in thin lifts and gets compacted. Topsoil, roots and debris stay out of it. On a steep lot, a stepped foundation or a walkout basement often uses the slope better than forcing a flat pad.

Foundation excavation

HomeBlue's Chattanooga figures put a new-home basement dig at about $3,800 to $6,600 and a no-basement foundation dig at about $2,300 to $4,000, assuming normal soil and dirt kept on site. Those figures grow with rock and hauling. We set the digs to the builder's stakes and keep trench bottoms clean and undisturbed.

Access, staging and erosion control

A construction entrance of stone keeps clay off the street, and silt fence along the downhill edge keeps sediment out of ditches and creeks. On mountain lots with winding access roads, we plan equipment size and truck trips before the first day.

Working with your builder

We take direction from the builder's or engineer's plans and coordinate timing with the foundation and utility crews so the site is ready when they arrive.

Planning for water from day one

A new house changes how water moves across a lot. Roof area, driveway and compacted ground all shed water that used to soak in. We set the rough grade so water falls away from the foundation on every side and leave room for downspout lines, swales or a curtain drain if the lot sits below a slope. In the limestone valleys, we keep that water away from any depression that could be a sink.

Spoil, topsoil and hauling

Topsoil is stripped first and stockpiled to spread back at the end. Clay from footings and basements is used for backfill and grading where it works, and the rest is hauled. HomeBlue puts hauling in Chattanooga at $400 to $600 or more per truckload, so keeping material on site where it makes sense saves real money.
